November sales stats send hopeful sign

Real estate professionals and others who use home sales and prices to help gauge how the economy is doing rejoiced last week when November 2011 home sale stats were released.
In Brentwood, the market saw a five percent rise in the number of closed properties, a 12.3 percent increase in the average price of homes sold and a 10.4 percent increase in the median price of a home sold last month as compared to November 2010.

Days on the market fell, which is a good statistic. “It’s taking less time to sell a home then this time last year,” said Amy B. Wyatt of Worth Properties, who provides Brentwood Home Page with its monthly home sales figures."
"Other positive news to report is that inventory has decreased slightly since last year and short sales/foreclosures are down slightly as well,” Wyatt added. “All of the month’s figures are positive indicators that appreciation may steadily continue upward.”
We wanted to see what a buyer could buy today – and where – if they had a $589,874 housing budget -- $589,874 being the median price of the 42 Brentwood homes that closed in November.

We found eight homes currently listed on the Multiple Listing Service between $585,000 and $590,000. Two are yet-to-be built, almost all are new or relatively new. Here they are, with links to the represented neighborhoods from our exclusive BHP Neighborhood Directory.
$587,126: A “to-be-built” home in
Glenellen, a newer subdivision off Split Log Road in southeast Brentwood. Planned for the lot at 1567 Glenellen Way is a four-bedroom, three-and-a half-bath home with just over 4000 square feet. There will be parking for three vehicles.
$589,000: A 3,919-square-foot home is planned at 0 Pine Terrace in Borgata, a 27-homesite neighborhood on Wilson Pike just north of Concord Road. The 1.36 acre lot is zoned for Lipscomb Elementary and Brentwood middle and high schools.
$589,000: An existing home is available at 9703 Amethyst Lane in Copperstone. Copperstone offers sidewalks, a swimming pool and underground utilities. With four bedrooms, four bathrooms and a three-car garage, this 4,062-square-foot home has an open floor plan, hardwoods, granite countertops and stainless appliances.
$589,000: In west Brentwood, Kings Crossing is home to a five-bedroom, three-and-a-half-bath home on an oversized one-acre lot, one of the largest in the ORSD development located off West Wikle Road. It has neutral colors throughout and a designer kitchen with black cabinets. At 3,688 square feet, the home is zoned for Lipscomb, Brentwood middle and high schools.
