With schools out and Memorial Day upon us, the summer home selling – and buying – season is here.

“It feels so much better,” Realtor Margot Dermody said Wednesday of the local real estate market. “There is definitely more activity; the good ones are going under contract within two weeks of being listed.”

What makes a home “a good one”? Dermody says two things are key:

  • A home has to be “positioned right”
  • And a home has to be “priced right.”

“I really believe that quality is important,” said Dermody, who has been with Brentwood’s Fridrich & Clark agency for six years. A well-maintained home that’s been updated has a much better chance of selling quickly than one that hasn’t, she said.

Dermody mentioned a home she recently listed in Derby Glen Close. Though it was built in 1988, the owner had completely updated the kitchen, added hardwoods and made other updates. “It showed very well and was under contract in one week.”

As an economics major who once worked in marketing and hospitality, Dermody said she has always studied supply and demand and believes that’s what drives the real estate market. She said she feels the $500,000 to $700,000 price range is the most in demand in Brentwood right now.

Marla Richardson, a Realtor with Realty Trust, agreed with Dermody that a well-appointed, updated home is going to sell much faster than one that's not. Richardson said that home stagers are worth every cent you pay for them, especially when a home owner has very "taste-specific" furniture or colors that need to be neutralized.

Richardson noted there's a need for homes in the $350,000 to $500,000 range. "A lot of homes in that price range that you see in RealTracs are under contract," she said.

"Don't be afraid to make an offer," Richardson said if you find a home you love but perhaps can't quite afford. "You never know," what might happen, she said.

And don't discount a home that has beeen on the market for a while. "We call them 'sleepers' and there's not a thing wrong with them."  

So, what’s on the market today in Brentwood? Here’s a snapshot.

Twelve single-family homes are currently listed on RealTracs.com for less than $300,000 within Brentwood’s city limits. When you add homes with a Brentwood address (37027) that are in Davidson County, the number goes up by 64.

In Brentwood proper, most of the homes at this low price point are older and in established neighborhoods like Brenthaven and Mooreland Estates. However, two are in Chestnut Springs, a newer subdivision located near Owl Creek Park.

Have another $100,000 to spend? Your choices go up. Almost 60 houses located throughout the city are available between $300,000 and $400,000 right now. Several, including homes in Raintree Forest, Courtside at Southern Woods and Oakhall are in developments with swimming pools which might be a selling this time of year.

In April, the median price for a Brentwood home was $475,000. What will that get you today? Consider:

A brand-new home in Courtside in Southern Woods that’s 3,579 square feet, with four bedrooms, 3-1/2 baths and zoned for Edmondson Elementary and Brentwood middle and high schools.

A four-bedroom 3-1/2 bath home in Brookfield that sits on almost a half acre. Built in 2004, the all-brick home is zoned for Sunset elementary and middle, and Ravenwood high schools.

A newer three-bedroom home in Courtside on a quarter-acre lot and 10-year-old home in Brookfield that is 3,869 square feet and situated on a cul-de-sac.

With 93 homes available between a half million and $600,000, give your Realtor a list of “must haves” and chances are, he or she will be able to check off most if not all of them at this level.

On the lower end of this price point, a 40-year-old, updated home in River Oaks with two master suites and a park-like yard is listed at $511,000.

Looking for new? At $549,900, a two story, four-bedroom in Sonoma off Split Log Road in southeast Brentwood is available now.

A remodeled and updated Hidden Valley Estates home comes with 2.69 acres if you want room to roam. At $529,900, the home has four bedrooms four baths and 3577 square feet.

And at $599,987, a five-bedroom, five-bath home in Bonbrook has plenty of custom touches.

And then there are those priced at $600,000 and over. Have that much to spend? The sky’s the limit in Brentwood and Williamson County. Have fun shopping!
