Wilson Pike, Town Center properties seek new designations By SUSAN LEATHERS Brentwood Home Page Anyone wanting to learn the nitty gritty of two proposed rezoning within the city may want to attend tonight’s Brentwood Planning Commission meeting. The board will hear presentations by representatives of Brentwood Morning Pointe, who want to build an assisted living and Alzheimer’s care facility on Wilson Pike, and the Bristol Development Group LLC who want to have land just north of Brentwood Place shopping center rezoned into the city’s official C-4 Town Center district.
Already approved on first reading by the City Commission, the planning commission’s job is to closely examine the requests then vote on whether or not to recommend their approval to the city commission on its second and final reading.
The first request involves 8.05 acres of property located between historic Forge Seat, which the tract is current part of, and The Community Church. It is on the east side of Wilson Pike, just west of the CSX railroad tracks. Historic Forge Seat is not included and its owners will retain 10 acres surrounding the home and its outbuildings.
The requested change is from R-1 (large lot residential) to C-1/SR (Commercial Office with Special Restrictions Overlay). With the overlay, the rezoning is only for the use being sought. If rezoned, but later sold, the new owner could not put in a service station, for instance.
A traffic study by Ragan Smith made several recommendations, include the construction of a new southbound left turn lane on Wilson Pike at the primary site entrance.
The second rezoning request involves 7.03 acres located on the east side of Centerview Drive, immediately north of the Office Depot in Brentwood Place Shopping Center. Ultimately, the Bristol Development Group LLC wants to purchase the property to build a 393-unit mixed use residential and commercial project there. Those plans cannot go forward unless the land itself is rezoned into the Town Center district, something made possible by last year’s amendment to the C-4 zoning regulations.
City staff is recommending both ordinances be recommended by the planning commission.

- Two Hillside Protection Overlay site plan reviews
- Revised building elevations for Dixie Medical Inc., 1001 Flagpole Court in the Mallory Springs commercial development north of Moore’s Lane.
- A request to approve a final plat for a non-conforming, 2.93 acre plat adjacent to the historic Mountview home at 915 Franklin Road. One single-family home could be constructed on the lot.
- Minor revisions to building elevations to Neighbor MD in Peartree Village shopping center.
- A sign review for Satay Thai Grill in the Brentwood Village shopping Center, 119 Franklin Road
- The revised site plan for a walking track at Crockett Elementary School, 9019 Crockett Road.
- An extension of the preliminary plan for Hidden Creek, a 25-lot subdivision on Pinkerton Road
- A revised PWSF site plan to replace three Sprint antennas the Parklane Building, 5200 Maryland Way, in Maryland Farms.
- A revised final plat for the Cross Point Subdivision, 9010 Split Log Road
- A revised preliminary plan/ORSD development plan for Sonoma subdivision on Split Log Road.
