With just 98 homes, Lansdowne may not be Brentwood’s largest subdivision. But this charming neighborhood is definitely big on amenities – and convenience.
“Lansdowne is closer to I-65 than many of the newer subdivisions on Concord Road,” says Linda Post, a Realtor with Keller Williams. “Residents have easy access to shopping, restaurants and recreation, such as the Brentwood YMCA and Crockett Park.
“The schools are excellent, and there are so many amenities,” she adds. “It’s just a nice, well-rounded neighborhood for active families.”
Built from 1996-2002 by John Wieland Homes, Lansdowne boasts a wide range of resort-style amenities including everything from a pool and clubhouse to lighted tennis courts and a playground. Currently four listings are available on realtracs.com, ranging in price from $719,000-$850,000.
“The location really appealed to us – everything is so close,” says Paul LaRock, who relocated his family to the area from Connecticut in 2005 and now serves as president of the HOA. “It’s a nice-looking neighborhood with large lots and trees. And the pool has been wonderful for the kids.”
In addition to the upscale amenities, however, LaRock points to the community’s active social committee as a major asset.
“Our social committee is really amazing,” he says. “We have all kinds of gatherings at the pool, including regular Family Nights, which feature a DJ and maybe some barbecue and a snow cone truck. We have a Christmas party and a Halloween party, with hay rides for the kids. There’s a women’s bunco group, and every couple of months we’ll do a wine tasting event.”
LaRock says the neighborhood recently sponsored its first “Vendor Party,” which featured booths from local contractors, landscapers and other home improvement professionals.
“It was a great opportunity for businesses to showcase their services, and a great way for neighbors to share references and home improvement ideas,” he says. “The businesses set up booths in the cul de sac, and we set up a couple of inflatables and refreshments for the kids and made it real party – it was a big success. That’s the kind of neighborhood this is.”
