H.G. Hill submits preliminary Hill Center plan to Planning Commission

H.G. Hill Realty has submitted a preliminary site plan for its Hill Center Brentwood to be reviewed at Thursday's Planning Commission workshop, and then face a final vote at the Tuesday, Sept. 2 meeting.

The site is located on 17-acres on the corner of Franklin Road and Maryland Way, at the former location of the Tennessee Baptist Convention and Murray-Ohio headquarters.

The preliminary site plan is specifically for the project's Phase One, and features 153,600 square feet for office space, 57,730 square feet for retail and 20,200 square feet for restaurant space.

There will also be a total of 951 parking spaces provided.

"We are pleased to present the first of three submittals to the planning commission," CEO Jimmy Granbery said.

"The first is to establish the setback on Maryland Way and to increase the buffer along the residential boundary, which was discussed in all of the community and City meetings, and is something our neighbors are in agreement with. We will also be seeking approval to add height to the existing brick walls to offer neighbors additional screening."

H.G. Hill was unanimously granted a C-2 rezoning from the City Commission on July 28, which requires a 75-foot buffer from residential areas.

H.G. Hill proposes to move its building closer to Maryland Way to provide a wider, 100-foot setback from residents along Williamsburg Circle. The buffer would include planting and physical features to further screen sight and sound from residents.

If approved, H.G. Hill will have to come back to the city with further developmental plans.

"The second submittal in November will be for a mass grading and site utility plan," Granbery said. "The final submittal will be the more traditional submittal including building elevations, veneer materials and detailed engineering drawings as it relates to all roads and right of way improvements."

Granbery said demo of the TBC will begin in September, with mass grading initiated in January and building construction in spring 2015.

The Planning Commission workshop is 7 a.m. Thursday at the Municipal Center at 5211 Maryland Way. The commission will meet for a final vote on Tuesday, Sept. 2 at 7 p.m. at the same location.
